Infrared Home Evaluations
Infrared evaluation of your home will allow a non-invasive means of monitoring and diagnosing the condition of your property without the expense of opening walls to discover “the problem” and restoring interior and exterior finishes.
We are better able to identify problems in:

Mechanical - heat loss in duct work (loose connections, wet insulation and missing insulation)

Plumbing - leaks in walls and ceilings

In addition to photographing your property, we will send you recorded infrared images that identify problem areas with your written report included in your Bi-Annual Maintenance Evaluation.

Evaluation Contracts
Reliable Home Maintenance provides annual evaluation contracts that include periodic evaluations of your home and up to four hours of labor to repair any defects at no additional charge. A written report with an estimate, if required, to repair any defects noted during the evaluation is provided at the time of each evaluation.
Your annual evaluation contract may include the following services:
- Check driveway/sidewalks for cracks and trip hazards.
- Check decks and porch for loose decking rails and pickets.
- Inspect siding for loose materials, swelling and caulking around doors and windows.
- Inspect windows for loose/missing screens and broken glazing.
- Check exterior doors for operation, locks and weather tightness.
- Replace heating/AC return air filters – (Customer Supplied).
- Perform a visual plumbing inspection of all drains and supply lines including washing machine, toilets, sinks and water heater.
- Tests smoke alarms and replace batteries.
- Visually inspect exterior chimney brick work and pointing.
- Check ceiling and walls for obvious cracks, general conditions and water stains.
- Inspect floors and floor coverings for general condition and water stains.
- Inspect tub/shower conditions, enclosures and caulking.
- Check toilets for seal leaks and firm fit to the floor.
- Inspect and operate GFCI receptacles, check all wall switches and receptacles to be sure cover plates are properly installed.
- Visually inspect crawl space and foundation for discoloration, wetness, venting and condition of accessible floor joists and overall conditions.
- Prepare a written report of the evaluation along with an estimate for repairing any defects noted.

Repairs to existing roofing and flashings. Provide new roofing – asphalt, fiberglass, cedar and metal.

CRAWL SPACES
Inspection for and corrective repair of: Excessive moisture, vapor barriers, ventilation, proper floor insulation and structural defects.
PLUMBING
Repairs to fixtures, water pipes and drain piping.

Repair exposed ductwork with gaps or taping of joints.
FOUNDATIONS
Repairs to foundations that may have settled or failed.
